The best time to contact us about a home inspection is as soon as your potential home goes "into contract" Most contracts only allow 7-10 days for inspections. This way you can schedule the home inspection at your convenience and not be rushed at the last moment. We ask that you attend most, or all of the inspection.This will be an excellent opportunity for you to learn more about your potential home, get tips on operating the mechanicals such as built-in appliances, the heating and air conditioning system and other plumbing and electrical components. Never feel rushed in the processWe will block out a four-hour time, this allows us the necessary time to perform your inspection, answer your questions and concerns and examine every component of the home, without you feeling "rushed" through the process this-in-turn will able you to make a well informed purchasing decision Saving you money every step of the wayWhile we can provide you with every inspection report needed for closing, chances are you do not need to pay for all of them upfront. We are going to inspect and report on termite and wood destroying insects while we are performing the home inspection, and we examine the gas lines as well. When the official termite and gas line reports are needed for closing, we will provide them to you and your agent. This is usually a cost the seller pays for. What's covered in the inspection?Our home inspection is designed to uncover hidden defects within the home, we inspect and operate the mechanical features such as the furnace, air conditioner, water heater, central plumbing (gas, water, sewer) we check the roofing , chimneys, gutters and downspouts, we check accessible attics for insulation, structural soundness of roof trusses, past or current leaks, exhaust vents for proper connections, we check crawlspaces, look at floor joists and look for past or current water problems in basements and lower levels as well as the overall structure. We inspect the home for safety features that are not always obvious, when completed you will have a clear understanding of the home you are considering for purchase. We then provide you with a hard copy and a PDF copy computer generated report typically 30 to 40 pages complete with pictures, pictures and more pictures, as we digitally photograph 90% of all deficiencies found during the inspection and include these with your final report. Your report will be broken down in categories as to each area inspected along with a summary of repair and safety items needing attention. What about Termites and other Wood Destroying Insects, Radon, Mold and a Gas line Warranty?During our inspection we are looking for termite and other wood destroying insects we report these findings to you. The bank will request a NPMA 33 termite report for this inspection prior to closing as well as a gas line warranty if it's in your purchase agreement, typically the seller pays for these reports, check with your agent. Radon testing is done per a request and takes 2 to 4 days depending on the closed house conditions. Should we see evidence of visible mold during the home inspection we will suggest a separate mold test be preformed. |
