Our sellers inspection will eliminate the guesswork and assure the buyer and the buyers' agent that your home is ready to go. Studies have shown that homes with pre-inspections have a tendency to provide a smoother negotiating transaction.

 

Benefits to you doing the inspection now allows you the opportunity to make any necessary repairs without being under pressure, should the inspection reveal defects. Once the repairs have been made we will re-inspect those areas at no additional cost to you and then provide you with a detailed report.

Can my home fail an inspection?

NO. This is not a code inspection, our job is to pre evaluate your home from the buyers prescriptive. We inspect and evaluate the major components and materials that make up the home with consideration given to age, design and overall structure. Homes do not pass or fail, should the home have a major defect we simply provide you with that information.

Why should I do this now?

More so today then ever before, buyers are requesting home inspections and typically their offer is contingent up on the results of the home inspection.

Should the home inspection reveal items needing repair, this allows you the seller the necessary time to correct these items under your terms and typically at a fraction of the cost, as your able to either do it yourself or shop for the best estimates.

 Inspection

Discuss the inspection with your Realtor then call us to arrange an inspection time.

  • This compressive inspection takes about three hours depending on the size of home
  • You will be ask to review and sign the  inspection agreement.
  • You are encouraged to accompany the Certified Home Inspector throughout the inspection process.
  • Once the inspections are complete, the report is provided to you on-site, it details every item inspected and lists its condition at the time of the inspection Once all defects  are corrected a re-inspection is done to those areas and a amended report is issued.
  • When all repairs are complete, we provide your Agent with our PRE-INSPECTED Certified and Ready® Yard Sign to be displayed next to your Agents sign.

A re-inspection is always required prior to our issuing warranties to the buyer, this is typically ordered by your Real Estate Agent closer to the closing date.
